End-of-Lease Cleaning

Moving is demanding enough without leaving the final clean until the last minute. Glaive provides individually assessed end-of-lease cleaning across Macarthur for tenants, property owners and property managers.
Not every end-of-lease clean is the same.
Property size alone does not determine the work required. The condition of the property, number of bathrooms, kitchen condition, occupancy, requested inclusions and additional cleaning requirements can substantially change the time and work involved.
For that reason, Glaive assesses end-of-lease work individually rather than applying one standard price to every property.
What affects an end-of-lease clean?
We consider the actual property and requested work rather than relying only on the number of bedrooms.
Property size
Bedrooms, bathrooms, living spaces, kitchen, laundry, balconies and other areas all affect the work required.
Property condition
A well-maintained property and a property requiring substantial cleaning cannot reasonably be treated as the same job.
Requested inclusions
Ovens, cupboards, accessible windows, tracks and other detailed work can be included where agreed and quoted.
Typical cleaning areas
Depending on the agreed scope, end-of-lease cleaning may include:
- Kitchen surfaces and splashbacks
- Stovetop and accessible kitchen surfaces
- Bathrooms, showers, baths and toilets
- Vanities and mirrors
- Bedrooms and living areas
- Vacuuming and floor cleaning
- Dusting and accessible surfaces
- Skirting boards
- Doors and accessible door frames
- Internal cupboards and wardrobes where agreed
- Laundry areas
- General removal of ordinary cleaning residue and debris
Additional work by agreement
Some tasks require additional time or separate assessment and are included only where specifically agreed.

End-of-lease cleaning is quoted individually
Glaive does not advertise a single fixed end-of-lease price because the amount of work can vary substantially between properties.
A quotation may take into account:
- Property size and layout
- Number of bathrooms and other wet areas
- Overall condition of the property
- Kitchen and oven condition
- Requested cupboards, wardrobes and internal storage areas
- Accessible windows, tracks and screens where requested
- Balconies, garages or other additional areas
- Level of detailed or heavy cleaning required
- Any additional services agreed before work begins
If the condition encountered at the property is materially different from the information provided for quotation, Glaive will discuss the situation with the client before undertaking additional work outside the agreed scope.

Accessible windows
Window cleaning can be assessed and quoted separately according to accessibility, quantity, condition and the requested level of cleaning.
Outdoor areas
Balconies, patios, small outdoor areas or other agreed areas may be included where appropriate and specified in the quotation.
Property clearing
Where unwanted household contents remain, removal of specifically identified and authorised items may be discussed separately before cleaning begins.
Clear expectations protect everyone
End-of-lease cleaning addresses cleaning tasks within the agreed scope. It does not automatically include repair, restoration or specialist treatment of every condition present at a property.
- Permanent stains, wear, deterioration and property damage may not be removable through cleaning.
- Mould requiring specialist remediation is outside ordinary end-of-lease cleaning.
- Hazardous materials, asbestos, sharps, biological hazards and other specialist contamination are excluded.
- Carpet steam cleaning or specialist carpet treatment is not included unless specifically agreed as part of the quoted service.
- High or inaccessible windows are not included in ordinary window cleaning.
- Removal of furniture, appliances or substantial quantities of waste is not included unless separately assessed and agreed.
- Repairs, painting, pest treatment and other trade services are not part of an end-of-lease cleaning quotation unless expressly stated otherwise.
About bond guarantees
Glaive does not advertise a “bond-back guarantee”.
A rental bond can be affected by matters beyond cleaning, including property damage, wear, tenancy obligations, landlord or agent requirements and other circumstances outside Glaive's control.
Instead, Glaive clearly documents the cleaning work agreed with the client and performs that agreed scope with reasonable care and attention.
